A tower flat rarely has its own tank, and nobody in it can open the UGT. So in Sector 86 the flat owner books what happens behind the front door, and the AOA books the rest.

Life in a Sector 86 tower

Cockroaches move vertically. In a tower, kitchens and bathrooms stack on top of each other and share plumbing shafts, so German cockroaches travel between floors behind the sink and the WC. Treating one flat works if we also seal the gaps where pipes enter the cabinet; when several flats on one stack are affected, the cleanest fix is for neighbours on that stack to book the same week.

Tenants change, flats need resetting. When a lease ends, a deep clean of the kitchen, bathrooms, windows, fans and floors is what both owner and next tenant want. If the old tenant left a mattress or a second-hand bed behind, check the seams for bed bugs before the new one moves in.

High balconies attract pigeons. Ledges, AC outdoor units and duct openings on upper floors are where pigeons nest. A net across the balcony or spikes on the ledge stop it; ask the AOA first, since many societies have façade rules about colour and type.

Water in Sector 86

Sector 86's societies store water the usual high-rise way: an underground tank (UGT) on the ground, pumped up to tanks on each tower's roof, then down to the flats. Where the UGT fills from a borewell, as in many Greater Faridabad societies, sediment and scale build up faster.

Two local reports show the supply side. In February 2023 a Sector 86 resident told The Tribune that his society had not yet received a water connection, so residents relied on underground water or bottled supply. In June 2026, Amar Ujala reported a drinking-water pipeline leaking at the crossing near Baal Singh Market, sending water onto the road during a heatwave while many areas were short of it.

A leak on a supply line is FMDA's or MCF's to repair, and no amount of tank cleaning makes up for a short supply. What cleaning does is keep the society's own tanks free of sludge: every 3 to 4 months where a borewell or tanker feeds the UGT, every 6 months on piped water alone, with dated before-and-after photos for each tank.

  • Send society, tower and flat number. We pass the team's names to the guard room before the visit.
  • Ask about the service lift. A deep-clean team arrives with machines, ladders and drums of solution; some societies want them on the service lift only.
  • Plan around work hours. A furnished 2BHK deep clean takes 5 to 7 hours, so it starts in the morning; many societies don't allow noisy work late in the day.
  • AOA jobs get one quote. For tanks, we survey and price tank by tank (365-plan members get ₹149 off each tank after the first in the same visit) and send dated photos per tank afterwards.
