Pest control and cleaning in Sector 28
In May 2023 Sector 28 was told to store two days of water while FMDA worked on a main line, and it's the sump under each house and the tanks on its roof that hold a reserve like that. We clean them, treat the cockroaches that come over from the market lanes, and deep clean the plotted houses between the metro station and the Link Road.

Most of Sector 28 is HSVP plots, with a market block at its centre and a handful of small apartment projects.
| Home | Where | What it usually needs |
|---|---|---|
| Plotted house, a family or tenant on each floor | The HSVP lanes across the sector | A sump at ground level and a roof tank per floor, cleaned together; general pest control floor by floor; termite checks on ground-floor door frames |
| Homes above or behind shops | Around the HUDA market's SCF blocks | Cockroach gel in kitchens and drain points; rat checks where shop waste is stored |
| Houses on the main road | Along the Link Road side, toward HBH Colony | Dust from traffic in window tracks and grills; a deep clean before festivals |
| Small group-housing projects | A few apartment projects within the sector | Flat deep clean; cockroach treatment through shared shafts; society tanks booked by the society |

Property listings for the sector are mostly plots and independent houses, which is why sump cleaning and floor-by-floor booking come up more here than in a tower sector.

Water in Sector 28: the two-day shutdown
On 1 May 2023, FMDA announced that supply on its "line number five" would stop for about 48 hours, from 9 am on 2 May to 9 am on 4 May, because of Delhi–Mumbai Expressway construction. Sector 28 was named first among the areas affected, with Sector 30, Spring Field Colony, Ashoka Enclave, Sarai Khawaja, Sector 37 and Dayalbagh, about two lakh people in all. Residents were asked to store two days of water.
That was a one-off in 2023, and we don't know of a repeat. What it showed is how a Sector 28 house copes when supply stops: the sump under the house and the roof tank on each floor carry the family through. Tanks that hold a reserve like that should be clean when you need them.
- Sump: filled from the line, it collects silt at the bottom; drawing it down to the last few inches stirs that silt back up. Clean it about every six months on municipal water, every three to four months if tanker or submersible water also goes in.
- Roof tanks: one per floor in most plotted houses. Clean them on the same visit as the sump, so the clean water isn't pumped up into a dirty tank.
- After a long break in supply: if the first water back looks cloudy and settles in the sump, book a clean once supply is steady again.
Prices: sumps from ₹1,199 (up to 1,500 litres) and ₹1,499 (up to 3,000 litres); roof tanks ₹699 (up to 1,000 litres) and ₹999 (up to 2,000 litres); 365-plan members get ₹149 off each extra tank on the same visit; all including GST. A sump always gets two technicians. A clean removes silt and scale and disinfects the tank; it can't change the water in the main or end a shortage.

The HUDA market, the metro and the Link Road
Sector 28 has its own HSVP (HUDA) market of SCF blocks, with State Bank of India at SCF 109 and Indian Overseas Bank at SCF 114–115, and the Sector 29 HUDA market starts next door. Eateries and shops in blocks like these keep food waste and moisture close to the homes behind them, and cockroaches use the drains and wall gaps to move between the two. If you live near the market, treat the kitchen and the drain points together, and keep the back door's gap sealed.
Sector 28 metro station is on the Violet Line, opened on 6 September 2015, between Mewla Maharajpur (toward Delhi) and Badkhal Mor. On the Delhi side of it, the railway underpasses toward Mewla Maharajpur and NHPC filled with water after a two-day rain spell in August 2024. Standing water like that can breed mosquitoes, so the weeks after a heavy spell are when a home mosquito treatment pays off (2BHK ₹1,599, 3BHK ₹1,899 including GST).
Shops and small units also sit near homes on parts of the Link Road side, which brings rats as well as cockroaches. Rat control for a 2BHK floor is ₹1,299 including GST.
