Phase II was set up in 1984, and Sanjay Lake beside it is a 17-hectare lake inside a 69-hectare DDA park, opened in 1982. Shops in the Phase II markets (Pockets A, C and E) and the weekly Monday market on Patparganj Road book cockroach and office cleaning work of their own.

Water in Mayur Vihar
Mayur Vihar runs on Delhi Jal Board supply: DDA flats fill tanks on the roof or terrace, and societies store it in an underground tank before pumping it up. Every year DJB drains and flushes its own reservoirs and booster stations, and asks residents to store enough water in advance. In December 2025 that round reached Mayur Vihar pocket by pocket:

What it means for your tank. During a cut, the tank becomes the household's only store; afterwards it refills with the first water from a freshly flushed system. That makes the weeks after DJB's flushing round a sensible time for your own tank clean, once a year, with a second clean after the monsoon. On a shared DDA terrace, book every flat's tank together: ₹699 up to 1,000 litres, ₹999 up to 2,000 litres, with photos of each; 365-plan members get ₹149 off each extra tank. A clean removes silt and slime; it doesn't change the supply.

When the Yamuna rises
The Yamuna floodplain lies just west of Mayur Vihar, and in 2025 the river came close. It crossed the danger mark on 20 August, and relief camps for families from the low-lying floodplain were set up in Mayur Vihar's schools and community buildings. By early September the river stood above 207 metres, only the fifth time since 1963 it has done so, and some tent camps at Mayur Vihar Phase I flooded in turn, so families moved again to school shelters. By mid-September the water had gone down and families went home.
The water reached floodplain settlements, not the DDA pockets. But a high-river year still shows up in Mayur Vihar homes: damp ground-floor walls, standing water in parks after heavy rain, and a mosquito season that can run on into the autumn. Delhi had recorded 432 dengue cases for 2026 by mid-September, so September and October are the months to stay alert.
What to do: empty balcony pots, cooler pans and AC trays every week from July; book mosquito control in Mayur Vihar before the peak; and if the ground floor stays damp, a general pest visit deals with the ants, cockroaches and lizards that follow the moisture indoors.
