Top, middle or ground: what your floor needs

In a building of three or four floors, each household has slightly different problems, so book for the floor you actually have.

Top floor. The tanks for the whole building usually sit just above you, and the terrace and AC ledges are where pigeons settle. If the other floors agree, have every tank cleaned while the team is up there (365-plan members get ₹149 off each extra tank). Pigeon droppings on a balcony or ledge are a case for bird netting, ₹15–45 per sq ft with a minimum of ₹2,499.

Middle floors. Your kitchen and bathrooms share pipe runs with the floors above and below, and cockroaches use those runs. A gel treatment in the sink cabinet, around the pipe gaps and along hinges works best when your neighbours book in the same week; otherwise the cockroaches come back from next door. Cockroach control for a 3BHK is ₹1,449.

Ground floor. You are nearest the road, the drains and the soil, so ants, rats and damp-loving pests reach you first, especially in the monsoon. General pest control (3BHK ₹1,649, free revisit if pests are still active after 2–4 weeks) handles ants and cockroaches; rat control (3BHK ₹1,499) adds bait stations, snap traps and gap sealing.

Water in Preet Vihar

Preet Vihar takes Delhi Jal Board water, and in a builder floor that usually means one rooftop tank per floor, sometimes one shared tank for the building. Every year DJB drains and flushes its own underground reservoirs and booster stations. On 22 December 2025 that work left Preet Vihar without supply for the day, along with Laxmi Nagar, Shakarpur, Nirman Vihar and Chitra Vihar.

On a day like that the tank is the household's only water and gets drawn low; afterwards it refills from a freshly flushed system. So the weeks after a DJB flushing day suit your own clean, with a second one after the monsoon.

We drain the tank, remove the sludge, scrub, rinse and disinfect, and send before-and-after photos. A roof tank of up to 1,000 litres is ₹699 and up to 2,000 litres ₹999, including GST. When an old plot becomes new floors

Many Preet Vihar builder floors stand on plots rebuilt from older houses, and every rebuild ends in the same mess: cement dust in window channels and switchboards, paint drops on new marble, a film of plaster on bathroom fittings. An ordinary deep clean isn't sized for that, so post-construction cleaning is priced at the deep-clean rate plus 25%.

The order that works: the builders clear their materials, we do the post-construction clean, and then, before the furniture arrives, general pest control and a first clean of the new roof tank, which collects dust during the work.

If the plot is still at the foundation stage, ask about pre-construction anti-termite treatment, which goes into the soil before the floor is laid. For an older floor that isn't being rebuilt, a free termite inspection of the door frames comes first.

Finding you on Vikas Marg

Preet Vihar runs along Vikas Marg, with Swami Dayanand Marg the other main road. Preet Vihar metro station, on the Blue Line since 6 January 2010, sits on Vikas Marg; its address names New Rajdhani Enclave and Swasthya Vihar, and the next stations are Nirman Vihar and Karkarduma. The colony is in the Vishwas Nagar assembly constituency and the East Delhi Lok Sabha seat.

Preet Vihar has no post office of its own; addresses use 110092, shared with Laxmi Nagar, Nirman Vihar and Shakarpur. When you book, give your building number, floor and nearest main road, and tell us if the tanks are reached by a ladder.

One rain note: Delhi PWD's 2019 waterlogging list named Vikas Marg at Karkardooma metro station, the next stop east, as a low-lying point where pumps were deployed. Ground floors near that end should book mosquito and general pest control for the weeks after heavy rain.
