Water in Sector 78

The Noida Authority delivers Sector 78's water to each society's reservoir, and from there the AOA or the builder's maintenance agency pumps it to the towers. That water is a blend. Amar Ujala reported in September 2025 that Ganga water arrives at about 100 TDS and Ranney-well water at up to 300, while tubewell water is above 1,500 TDS in some areas near the Expressway and in the 70s sectors. Water quality has worried residents here before: in April 2023 a national disease-surveillance alert recorded illness among residents of a Sector 78 society, attributed to salty, discoloured, high-TDS water during a disrupted Ganga supply.

What it means for your tanks. Harder, part-tubewell water drops more scale and silt, so reservoirs and tower tanks here are better cleaned every 3 to 6 months than once a year. A clean removes the sludge, slime and scale that have settled. It doesn't lower TDS or change what arrives in the pipe, so keep your purifier serviced.

Ten years in: caring for a second-decade flat

Mahagun Moderne's first phase got its keys in August 2014, and most of the sector followed within a couple of years. A flat that age has different needs from a fresh possession:

Cockroaches that have settled in. In a tower, kitchen ducts and plumbing shafts connect flats on every floor, so cockroaches return after a one-off spray. A gel treatment in the sink cabinet, hinges and duct openings works better; give it 2–4 weeks, and if cockroaches are still active after that, we revisit free. If neighbours on your stack book the same week, the treatment holds longer.
Grease that has cured. A decade of cooking hardens on tiles above the hob, the exhaust fan and cabinet tops. A Home Refresh wipes surfaces; a deep clean machine-scrubs them.
Scale under scale. White marks that were left for years need descaling, and some glass etching won't come off. We tell you which before we start.
Tenancy changes. Bed bugs often arrive with a new tenant's mattress or second-hand furniture. The treatment takes two visits and carries a warranty of up to 6 months*.

Before a resale or a new tenant, a deep clean plus general pest control in the same week is a good pairing.

Gate passes, shop-marts and damp basements

Sector 78's large townships run tight gates. Mahagun Moderne, for example, restricts vehicle movement inside and has a separate commercial entry, so we need your tower and flat number to get the team's names to the facility desk or your visitor app before the visit. Machines and ladders go up in the service lift.

The shop-marts that serve the sector, Mahagun Mart, Hyde Park Crowne and the shops at Aditya Urban Casa, keep food on the ground floor of busy blocks. For shopkeepers we schedule cockroach and rodent treatment before opening or after closing.

Some older 7X societies have damp basements that hold water after heavy rain. Basements, sumps and common drains are the AOA's area, but standing water there breeds mosquitoes that reach the lower floors. If you see it, report it to the facility desk; for the society's grounds, the AOA can book thermal fogging alongside anti-larval work.

Do you cover Mahagun Moderne's duplexes as well as the towers?

Yes. We price by BHK plus ₹849 for the second level, so a furnished 4BHK duplex is ₹6,299 + ₹849 = ₹7,148; tell us it's on two levels so we send enough people.

How soon can you reach Sector 78?

Book before 12 pm and we can usually send a team the same day from New Delhi, if a slot is free and your facility desk clears the gate pass in time. Deep cleans start in the morning.

Our water leaves white marks everywhere. Will a tank clean fix that?

No. Tank cleaning removes silt and slime from the tank; the hardness comes with the supply. A bathroom deep clean removes the marks, and a purifier handles drinking water.

Who books the society reservoir cleaning, us or the AOA?

The AOA or the builder's maintenance agency, since the reservoirs are common property. You can ask the facility desk for the last cleaning date and photos.

Cockroaches keep coming back in our ten-year-old flat. Why?
