Which rules apply in Ghaziabad
Ghaziabad's apartments come under the same Uttar Pradesh Apartment Act, 2010, and the same Model Bye-Laws as Noida's: the builder looks after the common areas until the Apartment Owners' Association is formed, and after handover the AOA Board does. We've set out the sections on our Noida society page. One Deputy Registrar's office handles housing-society registration for both Noida and Ghaziabad. None of these rules names pest control; it falls under the common-area upkeep the AOA or builder already carries.
The other offices a Ghaziabad society deals with: the Ghaziabad Development Authority (maps and completion certificates), the Ghaziabad Municipal Corporation (civic services) and the district health department and malaria office (larvae checks).

Before the health team knocks
The "Dastak" drive that began on 11 October 2025 was a door-to-door campaign, with more than 2,000 health workers checking homes for mosquito breeding. Teams like these come through the society gate and walk past the sump, the park fountain and the basement on their way to the flats. The health department also writes to the AOA when a dengue case turns up in a society (more on our mosquito control page for Ghaziabad).
Through the monsoon our team walks the same route first. Each week from July to October we check every sump, pump room, terrace outlet, fountain and basement low point, treat standing water we can't drain with larvicide, and hand the society office a breeding-point list: where we found water, what we treated, and what the office should empty or cover. When a health team visits, the office has dated records of what has been done in the common areas. We can't promise what an inspection will find; we can make sure the shared spaces aren't left unchecked.

Wet basements after heavy rain
In July 2025, heavy rain flooded the basement parking of a Siddharth Vihar society and trapped residents' cars, according to News24 Hindi. Basements like that stay damp for days after the water is pumped out, and the puddles left in corners, lift pits and blocked floor drains are where mosquitoes breed and cockroaches gather.
After any heavy rain, the society office can call us for an extra basement round on top of the schedule; it is charged as a visit unless your contract already covers it. We walk each level once the water is out, treat drains and pools with larvicide, reset any bait stations that were moved or soaked, and list the drains and pumps the maintenance team should clear. Rats also move higher when basements flood, so we check garbage rooms and ground-floor shafts on the same visit.

Builder maintenance: showing what the charge buys
Until the AOA takes over, residents pay a maintenance charge to the builder and often can't see where it goes. A pest contract with a visible log helps the builder's team as much as the residents. If you run maintenance for the builder, we send the dated log to your office and, if you agree, to a residents' representative or the AOA in formation, so everyone sees the same visits, photos and fix lists. When the AOA takes over, the contract and the file move to it at the same price.
