Termite protection in Delhi NCR happens at one of two moments: before the ground floor is laid, or after the family has moved in. The method, the price and the warranty all change with that moment. A plot owner building on 200 Gaj in a Delhi colony and a family in a Gurugram builder floor with mud tubes on the kitchen chaukhat (चौखट) are buying two different jobs, even though both get called "anti-termite treatment".
This guide sets out the four options we quote, what each costs per home or per square foot, how to work it out from your plot size in Gaj, and how the warranties differ.
Four options, matched to the stage of your building
| Your building | Method | Price (inclusive of all taxes) | Warranty* |
|---|---|---|---|
| Built and lived in, termites seen | Woodwork and wall treatment; Premium adds the drill-fill-seal skirting barrier | 2BHK: ₹5,399 Standard, ₹8,999 Premium | 1 year Standard, 2 years Premium |
| Under construction, foundation stage | Chemical soil barrier | ₹6–12 per sq ft | Up to 10 years, depending on method |
| Under construction, stone or wooden floors planned | Porous-pipe reticulation | ₹20–30 per sq ft | Up to 10 years, depending on method |
| Built, with a reticulation system already in the floor | Recharge of the existing pipes | ₹3–5 per sq ft | Confirmed after the site visit |

Pre-construction and recharge prices are confirmed in writing after a free site visit. Termite treatment for a 5BHK, villa or kothi is priced after a free inspection, and for these homes we recommend Premium, for the skirting barrier.
A finished home: Standard and Premium
Once tiles or marble are down, the soil under the floor can only be reached through the floor. Standard treats the wood and the walls where termites are active; Premium adds a drill-fill-seal barrier along the line termites travel, the joint where the wall meets the floor.
- Woodwork (Standard and Premium). The complete woodwork, every chaukhat/door frame, window frame, wardrobe, cabinet and almirah back, is drilled with 6–12 mm holes, injected and sealed.
- Walls (Standard and Premium). Wall holes at the spots where mud tubes or activity are found.
- Skirting barrier (Premium only): drill. 6–12 mm holes at about 45°, roughly every 12 inches (1 ft) along the wall–floor junction (skirting) across the complete floor, on one side of each wall, at the grout line where the floor allows it. Skirting drilling is not included in Standard.
- Fill. Termiticide is pumped into each hole until the hole takes no more, so on Premium it spreads under the floor as a continuous band. The technician picks imidacloprid 30.5% SC, fipronil 2.92% EC, bifenthrin 2.5% EC or chlorpyrifos 20% EC after the inspection, CIB&RC-registered and used as per the label, and names it on the job card.
- Seal. Each hole is closed with white cement or a filler matched to the floor.
Ground-floor homes, kothis, villas and homes on soil should take Premium, for the barrier. Two technicians do the job, and it takes 2–5 hours* on the day.
How the day is spent in a 2BHK
| Step | Time |
|---|---|
| 1. Moisture-meter and tap check of frames, skirting and almirah backs | 20–30 min |
| 2. Drilling and injection of every chaukhat, window frame, wardrobe, cabinet and almirah back, plus wall holes where activity shows (both plans) | Depends on the woodwork and the spots found |
| 3. Skirting drilling, one room run at a time (Premium only) | 30–45 min per run, about 1.5–2 h for the whole 2BHK |
| 4. Pressurised injection into every skirting hole (Premium only) | Until each hole takes no more |
| 5. Sealing and photo report on WhatsApp | About 20 min |

All prices inclusive of all taxes. Standard covers the complete woodwork plus wall holes at the affected spots, with an audit visit at month 3. Premium adds the skirting-level chemical barrier along the wall-floor junction across the complete floor, and a second audit at month 12. If the termites are confined to one kitchen or one bathroom, spot treatment starts at ₹1,449.
Soil barrier: treating the ground before the floor goes down
On a plot under construction the soil is still open, so the termiticide can be laid exactly where it is needed instead of being pushed through holes. The soil is treated in stages as the building rises: the bottom and sides of the foundation trenches, the backfill against the foundation, the top of the plinth fill before the floor sub-base, the wall–floor junctions before flooring, and the external perimeter once the walls are up.

The rate is ₹6–12 per sq ft of the treated area, inclusive of all taxes. Where you land in that range depends on the chemical, the number of stages, the plinth area, the foundation type and whether there is a basement. Each stage is recorded with the date, the chemical, the quantity and photos, and the completion certificate carries the warranty.
The one rule plot owners miss: book the site visit when excavation starts. Once the trenches are filled with concrete, the first stage is gone, and nobody can treat it later from above.
Reticulation: pipes laid now, topped up later
A reticulation system is a network of porous pipes laid along the wall–floor junctions and the plinth before the floor is laid, with injection points left where they can be reached. Termiticide is pumped through the pipes at the start. Years later, the barrier can be topped up through the same pipes without drilling a single hole in the finished floor.
It costs ₹20–30 per sq ft for supply and installation, inclusive of all taxes, about two to three times the soil-barrier rate. It earns that cost where drilling later would hurt: Italian marble, granite or wooden flooring on the ground floor, or a kothi the family plans to live in for decades.
Recharge: ₹3–5 per sq ft, with no drilling
If your house already has a reticulation system, a recharge pumps fresh termiticide through the existing pipes for ₹3–5 per sq ft, inclusive of all taxes. It works only if the injection points can still be found and opened and the pipes still take liquid. Renovation is the usual problem: a new floor, a ramp or a garden platform laid over the injection points. We check this on the free site visit before quoting. Any run that can't be recharged needs drill-fill-seal along that wall instead.
What it costs in Gaj
Plot sizes in Delhi NCR are usually spoken of in Gaj. One Gaj is one square yard, which is 9 sq ft. Pre-construction prices are per sq ft of the treated area, usually the ground-floor plinth, which we measure on the site visit. The figures below assume the plinth covers the whole plot; if yours covers less, scale them down.
| Plot | Area | Soil barrier (₹6–12 per sq ft) | Reticulation (₹20–30 per sq ft) | Recharge (₹3–5 per sq ft) |
|---|---|---|---|---|
| 100 Gaj | 900 sq ft | ₹5,400–10,800 | ₹18,000–27,000 | ₹2,999–4,500 |
| 150 Gaj | 1,350 sq ft | ₹8,100–16,200 | ₹27,000–40,500 | ₹4,050–6,750 |
| 200 Gaj | 1,800 sq ft | ₹10,800–21,600 | ₹36,000–54,000 | ₹5,400–9,000 |
| 300 Gaj | 2,700 sq ft | ₹16,200–32,400 | ₹54,000–81,000 | ₹8,100–13,500 |

For a finished home the unit changes: termite treatment is priced by BHK, not by Gaj. A 3BHK builder floor costs ₹6,499 on Standard or ₹10,799 on Premium, whatever the plot size underneath it.
How the warranties differ

On a finished home, Standard includes one audit visit at month 3 and Premium adds a second at month 12, so the barrier is checked before the next monsoon.
*The warranty covers free re-treatment of active termites in the treated areas for the period written on your job card or certificate. It doesn't cover damage that was already there, areas that weren't treated, areas disturbed later by renovation, new flooring or drilling, or damp from seepage that starts after the treatment.
The gap between 2 years and 10 comes from where the chemical sits. A barrier laid in open soil before the floor goes down is continuous and undisturbed, and with reticulation it can be topped up. A post-construction barrier is pushed through holes into soil nobody can see, under a floor that plumbers and electricians will drill again.
A typical job for each method
- A typical job here, soil barrier: a 200-Gaj plot in a South Delhi colony, trenches just dug, the owner planning vitrified tiles. Treatment in stages across the construction period, each stage photographed and logged.
- Reticulation: the same kind of plot, but the owner wants Italian marble on the ground floor. Pipes go along the wall–floor junctions before the marble is laid, and the injection points are left reachable.
- Premium with drill-fill-seal: a ground-floor 3BHK builder floor in Gurugram with mud tubes on the kitchen chaukhat and a hollow-sounding almirah back. Premium plan for the skirting barrier, two technicians, 2–5 hours* on the day.
- Recharge: an older kothi with a reticulation system from its original construction. Site visit first to find the injection points; any run buried under a later floor gets drill-fill-seal.
Questions to ask before you pay anyone
- Which chemical, at what strength, and is it CIB&RC-registered?
- For pre-construction: which stages will you treat, and will I get a record for each stage?
- For drill-fill-seal: how far apart are the holes, and how will they be sealed on my floor?
- How long is the warranty, what does it exclude, and is it written down?
- Are all taxes included in the number you quoted?
A shop-bought surface spray on the mud tubes answers none of these, and it pushes the colony onto a new route rather than stopping it.
