Cleaning without cutting off the water

  • One tank at a time, where the plumbing lets us isolate it, so the rest of the society keeps its supply
  • Reservoirs cleaned in the low-use hours, between the morning and evening peaks
  • A notice for residents to circulate the day before: which towers, what time, and to store a bucket or two
  • Weekday or Sunday slots, whichever the committee prefers
  • The motor and valves operated by your maintenance staff, with our team, so the building's systems stay in your control

What the RWA gets after every clean

  • Dated before-and-after photos of each tank, named by tower and tank, on WhatsApp
  • The next due date for each tank, based on your water source
  • Notes on problems we saw: cracked lids, missing overflow mesh, leaking inlets, roots or seepage in reservoirs
  • The disinfectant used and confirmation that each tank was rinsed before refilling
  • A GST invoice for the association's accounts

Residents ask committees "when was the tank last cleaned?" This answers it, tank by tank.

April (before the summer heat) and September (after the monsoon) are good months for a clean. On a yearly contract, cleans are scheduled in advance and billed quarterly in advance with a GST invoice, and either side can end it with 30 days' notice.

Tank cleaning in the RWA contract: RWA Common Area Care covers basements, drains, garbage rooms, gardens and the common water tanks in one yearly schedule, with tanks cleaned every 4 to 6 months. See society plans →

Why it matters: when a society's water goes wrong

In September 2024, more than 300 residents of a large housing society in Greater Noida West were tested by health teams after stomach illness spread across its towers; residents linked it to the society's internal water tanks, which had been cleaned a few days earlier. Later tests reported traces of E. coli and bleaching powder in the water, and the National Green Tribunal took suo motu cognisance of the reports. The authority found no fault in the supply up to the society's reservoir.

The cause wasn't settled in those reports, but the lesson for any RWA is simple: the water from the authority is only as clean as the society's own tanks and pipes, and a tank clean done badly (sludge stirred up, disinfectant not rinsed out, no record of what was done) can be worse than none. That's why every AHC tank clean ends with a rinse before refilling, a named disinfectant and a dated photo record.

Sources: Siasat.com (3 Sep 2024): 339 people tested by the health department, residents linking illness to recently cleaned internal tanks, authority finding no fault up to the reservoir; Bar & Bench (4 Oct 2024): NGT suo motu cognisance, citing reports of E. coli and bleaching powder traces.

8 questions an RWA should ask a tank cleaner

  1. Do you follow a full process, including sludge removal, scrubbing, vacuuming, disinfection and a rinse, or just drain and refill?
  2. How many people go into a sump, and who stays outside?
  3. What disinfectant do you use, and how do you make sure none is left before refilling?
  4. Will we get before-and-after photos for every tank, with dates?
  5. Can you clean one tank at a time so the society keeps its water?
  6. Is the price fixed per tank, in writing, including GST?
  7. Will you tell us about cracked lids, missing mesh and leaks?
  8. Can you give us a schedule for the year, with the next due date per tank?

Commercial sites: offices, schools, hospitals, restaurants

  • Offices and IT parks: roof tanks and reservoirs cleaned on weekends or before office hours (Commercial)
  • Schools and colleges: cleaned in holidays or on Sundays, with a record for the management (Education)
  • Hospitals and clinics: scheduled with the facility team so critical areas keep supply (Hospital & Healthcare)
  • Restaurants, hotels and cloud kitchens: cleaned after closing, with dated photos your food-safety auditor can see (Restaurant)
  • Factories and warehouses: large tanks quoted after the survey

Every site gets the same 9 steps, two technicians in every underground tank, and a GST invoice.

How a society clean works

  1. Free survey of every tank, with the maintenance team.
  2. Fixed quote and a schedule, approved by the committee.
  3. Resident notice the day before.
  4. Tank by tank: drain, remove sludge, pressure-wash, scrub, vacuum, disinfect, rinse, refill. Water Tank Cleaning →
  5. Report per tank, with photos and the next due date, the same day.
