The eastern freight corridor, and a hub planned near Dasna

In H1 2026, JLL found that the Ghaziabad–Noida submarket led Delhi NCR's net absorption along the Eastern Dedicated Freight Corridor and came second for completions. The ICD and the multi-modal logistics hub at Dadri, in neighbouring Greater Noida, are nearby.

The Ghaziabad Development Authority is planning its own logistics hub on about 300 hectares at Kaushaliya and Bhojpur near Dasna, beside the Delhi–Meerut Expressway, the Eastern Peripheral Expressway and the Delhi–Howrah rail line. A draft prepared by RITES proposes land pooling and a PPP model, and the stated aim is to keep heavy vehicles out of city limits (India Seatrade News citing TOI, Jan 2025). If it goes ahead, more of the city's storage will move to the expressway edge.

Expressway sheds and industrial-area godowns

Sahibabad Industrial Area alone has about 1,400 industrial units (Hindustan Times, Feb 2023), and the older industrial areas on Meerut Road and Bulandshahr Road are full of small units, many with a stock room between workshops. Each kind of site starts differently:

After the water goes down

On 9 July 2026, overnight rain left the Bhopura area on the Mohan Nagar–Wazirabad Road and the Vijay Nagar underpass waterlogged (IANS). When roads and yards flood, trucks wait, stock sits on wet floors and rats leave flooded burrows and drains for dry buildings.

Water is a big cause of loss in storage. Answering Parliament in December 2024, the Department of Food and Public Distribution said food grain in central stocks became non-issuable "mainly" through "natural calamities like Cyclone, flood, rain etc." A private godown can't stop the rain, but it can stop wet stock turning into a pest problem.

After a heavy spell we come back on request (charged as a visit unless your contract covers it): stations moved by water are reset, burrows near the shutter re-treated, wet and damaged cartons checked for flies and cockroaches, and standing water in the yard and roof drains treated with larvicide.

Dengue season around the industrial areas

Ghaziabad recorded 271 dengue cases in the 2025 season, and the areas named in that autumn's surveillance and fogging drive included Bulandshahr Road Industrial Area, Sahibabad, Loni and Dasna. On one day teams found larvae in 104 of 210 houses inspected (Daily Jagran, Nov 2025).

Warehouses hold plenty of places where water collects: roof drains, dock leveller pits, drums, tyres and stacked pallets in the yard. From July to November our visits check each of these and log the larvicide used, by date and spot, which gives you a written record if a health team inspects. For open yards we add outdoor fogging in the evening, when the yard is empty.

FSSAI on location and drains

If your godown stores food under an FSSAI licence, the hygiene schedule for licensed food businesses (Schedule 4, Part II) has two clauses that fit Ghaziabad's wet months:

  • 1.1: premises should not be located in areas "that are prone to infestations of pests or where wastes, either solid or liquid, cannot be removed effectively."
  • 2.4: "Adequate control measures should be in place to prevent insects and rodents from entering the processing area from drains."
