The Faridabad–Palwal corridor

JLL ranked Faridabad–Palwal second in Delhi NCR for warehouse demand and new development in Q3 2024, behind Delhi–NH8, and named it again among the region's main submarkets in Q1 2026.

The newer stock sits along the Sohna–Ballabgarh Road, close to the KMP and KGP Expressways. One industrial park there lists pharma packaging and cold-chain operators among its occupiers alongside courier and 3PL firms, and describes the region as strong in automotive, heavy engineering and consumer goods. Towards Palwal, a park at Dhatir is aimed at pharma, 3PL, e-commerce, distribution and retail tenants (ITLN, Apr 2023).

Older Faridabad is different. Industry bodies put the city at about 30,000 manufacturing units, roughly 70% of them in non-conforming zones, so many godowns share lanes and walls with homes and small factories. A rat problem there often starts next door.

Storing for pharma clients

A warehouse holding medicines, packaging or raw materials for a drug maker is usually held to that client's GMP. The WHO's main GMP principles, on which India's revised Schedule M is based, include these lines:

  • 12.9: "Premises should be designed and equipped so as to afford maximum protection against the entry of insects, birds or other animals. There should be a procedure for rodent and pest control."
  • 14.46: "Rodenticides, insecticides, fumigating agents and sanitizing materials should not be permitted to contaminate equipment, starting materials, packaging materials, in-process materials or finished products."

So for a pharma-client store we start with your written procedure, or help you draft the pest section of it, and agree where each device goes before we place it. No product is applied over open stock or packaging, rodent control inside is by traps, and every visit's record can be filed for your client's audit or your annual self-inspection. Choked drains and the August rains

In August 2024 The Tribune reported that "Of the around 800-km network of sewage and drains in the city, almost half had been lying choked or damaged". The same month it described Sector 58, home to about 1,500 units, with sewage and effluent released in the open, and quoted the local Industrial Welfare Association: the "inefficient sewer network and drainage has been persistent for more than a decade". HSIIDC has since taken over the area from HSVP.

Then came August 2026: Tigaon recorded 123 mm of rain in 24 hours and Ballabgarh 60 mm; about a kilometre of the DND–KMP Expressway service road near Sector 37 was under roughly 1.5 ft of water, and more than 50 roads were waterlogged.

For warehouses this means more rats near docks, flies on wet stock and mosquitoes in standing water for weeks afterwards. We add a check after a heavy spell on request (charged as a visit unless your contract covers it), and the report lists blocked grates and standing water by location so your maintenance team can act on it.
