Between tenants: three jobs, one visit
An empty flat is the easiest time to do the jobs that are awkward once someone lives there. The Move-in Ready Pack puts them in one booking: a deep clean of the empty flat, general pest control, and one overhead tank clean of up to 1,000 litres.

Flats left in heavy condition (thick grime, paint or cement marks, a year without cleaning) are priced 25% higher for the cleaning, confirmed from photos before we come.

Fitting it into the gap between tenants

Keys and gate passes: someone needs to let the team in. If you're not in town, a broker, neighbour or the society's facility desk can; we share the team's names with the desk in advance and work within the society's hours. We send room-by-room photos at the end if nobody is there to walk through it.
The photo report as your handover record
Every job ends with a report on WhatsApp: dated before-and-after photos of each room, the kitchen and bathrooms, the inside of the tank, and the products used in the pest treatment. Forward it to the incoming tenant or your broker as a record of the condition the flat was handed over in, and keep it with the rent agreement.
The report records our work. It isn't an inspection of the building, and settling a security deposit stays between you and your tenant.
Running a PG: what spreads, and how we stop it
In a PG, one room's bed bugs or one neglected kitchen soon becomes everyone's problem. These are the two pests that spread most easily in shared living.
Bed bugs. They arrive in a new occupant's luggage or a second-hand bed and can spread to the rooms around it. Treatment is two visits about two weeks apart, because eggs hatch after the first. We check the rooms next to an affected one and treat those too if we find signs. Once both visits are done and the prep list followed, the treated rooms carry a warranty of up to 6 months*. A fresh infestation brought in later by a new occupant is a new job.
Cockroaches in the shared kitchen. A kitchen that cooks for many people, with drains shared with the bathrooms, keeps cockroaches fed. We use odourless gel inside hinges, drawer runners and appliance gaps, and treat the drains and pipe entries, so the kitchen can carry on working. Give the treatment 2–4 weeks to work; if cockroaches are still active after that, call or WhatsApp us and we revisit free.

Several properties, one account
If you own more than one flat, or run PGs in more than one building, keep them on one WhatsApp thread with us. Tell us each address once; after that, "Flat 2, the usual" is enough to book.
- One invoice for all your properties, with each address and job listed, or one per property, as your accountant prefers.
- GST invoice in your company's name with your GSTIN, if the properties are owned by a business. We can also invoice you or your tenant, as you agree between you.
- A record per address: every report filed under the property, so you can see when each flat was last treated and each tank last cleaned.
- Pay the way that suits you: cash, UPI, bank transfer or card. Our team never asks for extra cash for any service.

What's not included
- Repairs and maintenance: plumbing, electrical work, seepage, carpentry, repainting, filling nail holes. Cleaning isn't repair.
- Removing the old tenant's belongings or rubbish, beyond normal sweeping.
- Utensils: we don't wash or handle them; an empty flat shouldn't have any.
- Carpet cleaning: we don't offer it. Sofas and mattresses can be cleaned.
- Termites and bed bugs in a flat turnaround: booked separately, each with its own written warranty.
